Taking on responsibility for our client’s property maintenance needs is something we take pride in, no matter the size of the project. GWD Contractors completed a range of adaptation and upgrade works for a client in the industrial sector, building on our reputation as their trusted partner when it comes to their commercial property. As project manager, our remit included not only delivering on multiple trades but also ensuring timely completion of the works to a high standard and on budget.
The scope of works ranged widely, from 3-phase electrical installations to accommodate new machinery to construction of new partition walls to create new spaces within the existing industrial premises. Such a broad and varied scope meant that we were required to work closely with tradespeople of different competencies (both in-house as well as specialist sub-contractors), structural engineers, health and safety consultants and building control advisors in order to deliver the project with minimal interruption to our client’s business.
This refurbishment project involved:
- Creation of new structural openings to alter layout of premises
- Installation of new ventilation systems
- Alterations to fire safety systems
- Installation of new 3-phase electrical supply
- Adaptation and extension of existing mains electrical supply
- Installation of high coat epoxy flooring systems complete with bespoke chlorinated rubber line markings
- Installation and certification of multiple bespoke-made fire rated door sets
- Comprehensive redecoration to ensure high quality finish
Working on active commercial sites means that effective planning and communication are key. In this instance we worked closely with our client to design a programme of works that not only met their objectives but also minimised disruption to the operation of their business. Refurbishment and upgrade works to commercial property can be disruptive, however, we firmly believe that this can be managed in large part through close collaboration between contractor and customer. As experts in the field of commercial property maintenance and refurbishment, our contracts managers proactively take the lead in agreeing a suitable programme of works with the input of our client and other key stakeholders. This results in a schedule that delivers a high standard of works that minimises disruption and priorities safety always.
This particular commercial refurbishment project took us just close to 4 weeks to complete and we were able to deliver this on time and on budget. As is commonplace, additional needs arose along the way which we were only too happy to integrate into the schedule of works and deliver as part of the project. The result for our client was newly refurbished commercial premises that are better equipped to support the needs of their growing business.
